This is a beautiful part of France. It's quite rare to find a spacious and well-appointed 12th century village house with a private pool at the centre of a picturesque village with a restaurant and wonderful views. |

Location |
Located at the heart of the medieval hilltop village of Lavardens this well-appointed house dating back to the 12th century enjoys wonderful views. Lavardens is a small listed village of 114 inhabitants with a general store, a restaurant, a café, and a military-style château which features frequent exhibitions - all just 50 metres from the house. There are also several working artisans' studios adding to the pleasant atmosphere of the village.
At Castéra-Verduzan (9km) there are tennis courts, bike hire, horse riding, a leisure lake with a beach for swimming, fishing and wind-surfing, a thermal spa and a casino. The area enjoys many village fêtes and night markets in the summer, with day markets in most of the villages and towns nearby. Auch (20km) has a market on Thursday and Saturday, a large cathedral famous for its stunning interior, and an attractive old part busy with shops, cafés and very good restaurants. There are 18 hole golf courses in Auch (20km) and Eauze (41km). |

The house is located on the street leading up to the Château. The self-contained, enclosed garden of 1300sqm which has panoramic views and mature trees for additional shade, is accessed via a small lane. The garden is spacious and contains a fenced pond with a pontoon (also fenced). The swimming pool with roman steps and an adjacent shower, is surrounded by a spacious sunbathing patio with loungers, next to which is a large covered terrace with a changing room and a sink, a fridge, a dining area and a barbecue. Organic vegetables are available in season. |

Interior |
A large entrance hall with exposed stone walls and terracotta tiled floors opens onto a spacious well-equipped kitchen with a dining area, a living room with an original Napoleon I fireplace and a less formal sitting room which leads onto a large balcony with 240° views over the garden, rolling countryside, fields and valleys. Also on the ground floor are a double bedroom with a private balcony and an en suite shower room with a wc.
An impressive original stone staircase leads up to the first floor which contains a large mezzanine with a sofa, a separate wc, one double bedroom and two twin bedrooms (one twin has linkable beds) of which two have views of the countryside and one of the village Château. There is a large bathroom with a separate shower unit shared between one of the twins and the double bedroom. Access to the double bedroom is via either of the twin bedrooms.
