Location

This beautiful late 19th century 'Maison de Maître' is located on the borders of the Gers and the Lot-et-Garonne, between Bordeaux and Toulouse (just over an hour's drive from each), 800m from the small village of Moncaut which has a tennis court. A 150m drive leads up to the house from a road leading to Roquefort where there is a supermarket, a bakery, and a café-restaurant (8km). It is equidistant (14km) from the busy town of Agen and the delightful small town of Nérac which has a very good selection of cafés and restaurants, the best market of the area, wonderful boat trips on the River Baïse, the famous château of Henri IV, and all shops and services. Close by are the beautiful bastide towns of the Lot-et-Garonne and the idyllic villages and landscape of the Gers. There is a 9 hole golf course at Bon-Encontre (18km) and an 18 hole golf course at Barbaste (22km). Horse riding is possible nearby.

Exterior

The property is set in 6 acres of grounds of which 4 are planted with walnut trees. Around the house is a park of chestnut and maple trees; and 50 metres away next to a large barn is a swimming pool with a children's paddling area; it commands lovely views of the surrounding countryside. A separate building houses the table tennis. There are terraces at the front and at the back of the house, and pleasant shady areas for outdoor dining under the chestnut trees outside the kitchen.

The property is located about 150m from the road between Roquefort and Nérac; there is some traffic disturbance at the front of the property.

Interior

The interior is spacious and comfortable, and attractively furnished. To the left of the large hallway is the living room, and to the right a dining room which opens onto a large well-equipped kitchen with many cook books and doors to the terrace and garden. Also on the ground floor are a sitting/TV room, a small double bedroom, a shower room and a separate wc. The spacious first floor landing serves two double bedrooms, one with an integrated bath and washbasin, another with an en suite shower room with a wc, a twin bedroom, a bedroom with bunk beds, and a bathroom with a wc. All the bedrooms have large windows overlooking the grounds.
