The setting is charming and peaceful, the house spacious and comfortable with a lovely outdoor area for drinks and meals. The area is not very touristy but there is a lot to discover, notably at Mortagne itself. |

Location |
Located in southern Normandy, this is a beautiful, recently-restored 16th century manor house. All shopping facilities, restaurants and a Saturday market can be found 7km away in the attractive small town of Mortagne-au-Perche, which overlooks a green and valleyed landscape. Mortagne is the home of the Percheron horse and has a memorable Renaissance church and two interesting museums. The lively town of Alençon just 34km away has a lot to offer - museums, good restaurants and all sports facilities.
There are various excursions to be taken from here: to the Perche and La Trappe Forests, Autheuil and its Romanesque church, Tourouvre and La Trappe Abbey. The property is 80km south of Deauville and 123km south of Caen and the landing beaches. There is a public tennis court (keys supplied) 1km away in the village of Boëcé, horse riding at La Chapelle-Montligeon (20km), lake swimming at Le Mêle (10km) and an 18 hole golf course at Bellême (25km). |

| The property lies in 5 acres of grounds, containing an attractive well-maintained park with beautiful trees, gardens and fields. There are lovely views of the valley below from the terraces around the house (the road in the valley can be heard at certain times, but only from the back of the house). The caretaker occupies a cottage on the grounds. The swimming pool is set to the side of a closed-off unused barn. There is a fenced-off pond 200m away from the house. |

Interior |
The furnishings are of good standard in keeping with the style of the house with three original fireplaces, oak doors and panelling, and exposed stonework. On the ground floor are a living room, a sitting room with TV, a dining room for 20 people, a small modern kitchen opening onto a terrace for outdoor meals, and a shower room with a separate wc.
On the first floor are three twin bedrooms (one with two large singles of different heights), one double bedroom, one single bedroom with a large single bed, a bathroom with a wc, and a bathroom with a separate shower and a wc (en suite with one of the twins).
