| This well-appointed typical périgourdine house is situated 33km east of Bergerac and 50km from Sarlat. The delightful village of St Avit-Sénieur with its beautiful 11th century Bénédictine abbey is just 1km away and has basic shopping facilities and a tennis court. The attractive village of Beaumont (5km) has a better selection of shops and a good choice of restaurants. The Dordogne River is a short drive away for swimming, fishing and boating. |

| The property lies on a gentle slope in well-maintained grounds planted with fruit trees, within a very peaceful and secluded hamlet. It enjoys beautiful views over rolling pastures and wooded hills and is not overlooked. Fresh farm produce can be purchased nearby. The swimming pool is set in a large paved terrace which extends onto expansive lawns. There is a solar heated shower by the pool. |

The house has been completely renovated by a reputable architect and is very tastefully furnished with period and local rustic furniture. An impressive staircase leads from the spacious living/dining area which retains original dressed stone walls, tile floors, wooden beams and a beautiful fireplace. The kitchen is modern and opens onto a covered terrace. The first floor is a large converted attic space containing a double bedroom with a small double bed, a twin bedroom, a large landing and a shower room with a wc. The master double bedroom, a bathroom and a separate wc are on the ground floor.
