Water is the main feature here. It flows under the house, it flows into a waterfall by a Romanesque bridge just outside the vast living room's picture window and it surrounds the little river island that encloses the swimming pool. The charming owner will prepare you a supreme meal, if you ask nicely - after all she has cooked for Tony Blair. |

Location |
| Formerly a superb world-renowned restaurant and hotel, this beautiful 14th century watermill across the Gélise River has now been converted into a comfortable villa on the road leading up to the picturesque medieval village of Poudenas with its Renaissance château and good bakery. The closest shops, restaurants, a tennis court and bike hire are available in lovely Mézin (3.5km), and there are supermarkets at Condom (20km) and at Nérac (17km), with its beautiful Henri IV château. Agen is 45km away. There are many bastides and châteaux worth exploring in the area, as well as a Roman villa at Séviac (16km). Barbaste (20km) has an 18 hole golf course, and lake swimming and fishing are possible at Réaup (9km). |

Exterior |
| Set in a half-acre park with centenary trees, the watermill has views towards the village and over a Romanesque bridge. The pleasant murmur of the water flowing beneath the watermill is constant, and for those who prefer total silence the bedrooms have been fitted with double-glazing. The setting is calm and relaxing, and the swimming pool and the pool house are set in a corner of the park out of sight of the house. Access to the pool and park is via stairs alongside the river; care must be taken with small children who are, however, made very welcome by the owner. |

Interior |
The interior has been beautifully furnished with much taste and character. The spacious living/dining area has various sitting areas, a large open fireplace for barbecues, exposed stone walls and beams, the original millstone and a large picture window overlooking the Romanesque bridge and a cascade. There is a large professional kitchen and two separate wcs on the ground floor. All the bedrooms are on the first floor and have en suite bathroom facilities. One double bedroom and a single bedroom form a suite with a bathroom and a wc between them. They either have views over the park or the Romanesque bridge, and each is personalised and has its own style and character.
