This provençal-style villa is located in the highest point of the gated luxury residential estate of "Les Hauts de Vaugrenier", a unique domaine combining close proximity to the sea at Antibes (10km) within delightful surroundings with easy access to the "arrière-pays" with its mountains, lakes and a wide selection of outdoor activities. The estate is self-contained with its own small village (1.5km) offering all shops and services, a clubhouse with a restaurant (meals can be delivered to the house), tennis courts (small charge payable), an Olympic size swimming pool (small charge payable) and a playground. The estate is beautifully landscaped and there is an impressive variety of trees, three lakes socked with wildlife and promenades. There is a large supermarket 2km away. The nearest sandy beach is a small family beach at Villeneuve-Loubet-Plage (3km).
Cannes and Nice are 20km away. The exceptional location gives easy access to all that the Côte d'Azur has to offer including such events as the Cannes Film Festival and the Monaco Grand Prix. There is a bus service from the estate that serves the surrounding villages.
The property is set on top of a hill with a private garden of 850sqm accessed from the road via a set of steps. At the back of the house is a covered south-facing terrace with a built-in barbecue, ideal for "al fresco" dining. There are breathtaking views towards Antibes from the swimming pool and the terrace, as well as all the rooms in the house. There are neighbouring villas with swimming pools.
The pool is heated free of charge. The heating system allows for approximately 10°C above the prevailing ambient temperature.
The property is the owners' main residence. An atmosphere of elegance and good taste prevails, and the interior boasts beautiful antique furniture, oriental rugs, and many paintings and objets d'art. A welcoming entrance leads to an open-plan living/dining room with an integrated modern kitchen. French doors lead out onto the terrace, the garden and the swimming pool. Also on the ground floor are a laundry room, a separate wc, the master bedroom with an en suite bathroom, and a shower room with a wc.
On the first floor is a second master bedroom with an additional single sofabed and an en suite bathroom and a separate wc; it commands beautiful views towards the Mediterranean. The independent studio has a kitchenette, a double sofabed, a shower room and a separate wc. There is no internal access to the main house from the studio. All the rooms in the main house and in the studio can be air-conditioned on request (no charge).
