This handsome mid-19th century 'Maison de Maître' is located in a small peaceful hamlet 7km from the village of Châteauneuf-sur-Charente. The house once belonged to the family of the largest Cognac grower and the hamlet still has two Cognac growers who own most of the vineyards surrounding the hamlet. There are shops, services, cafés and a twice weekly market (Saturdays and Thursdays) in the village. There are good restaurants in the nearby villages of Bourg-Charente (30km) and St-Même-les-Carrières (16km). The beautiful town of Angoulême is just 19km away - it is noted for its stunning cathedral, museums and festivals all year round. The fine old towns of Cognac and Jarnac, home to the world-famous Cognac houses are also close by (32km and 22km)). The area offers a rich selection of Romanesque churches tucked away in picturesque villages. Popular Futuroscope is 90 minutes away.

The river Charente offers many activities in Châteauneuf (waterskiing, sandy beach for swimming, good fishing) and even closer at 3km in St-Simieux (swimming, canoeing). The sandy beaches of Royan are about an hour and a half's drive away (107km). There are tennis courts in Châteauneuf, horse riding at Roullet-Saint-Estèphe (8km), bike hire at Jarnac and canoeing at Vibrac (7.5km), as well as 18 hole golf courses in Angoûleme and Cognac.

Set in half an acre of land the property is fully enclosed. It enjoys pleasant views over surrounding vineyards. Gates from the road open onto a gravel courtyard, with two large barns, one of which provides ample parking space, and a lawned area. At the front of the house is a large covered terrace for outdoor meals. At the back of the house is a fully enclosed walled garden housing the swimming pool.

The interior boasts bright and beautiful rooms with wooden floorsdecorated in an attractive local style. On the ground floor are two large rooms: a comfortable living room and a kitchen with a spacious dining area. A striking wide spiral staircase takes you up to the first floor which consists of a double bedroom, a twin bedroom, a large bathroom with a separate shower, and a shower room with a wc. The spiral staircase continues up to second floor where there are two huge bedrooms (each with a double bed, a single bed and a seating area) which share a bathroom with a wc.
