It’s quite unusual in this part of France to still find such vast grounds attached to one private property. The château and its setting are truly elegant and the views from the terrace and pool a joy.

This attractive château with origins dating back to the 15th century has been completely renovated to a high standard. It is located near St-Sardos (4km by road, 2km by country lanes), a pretty village with a beautiful church (but no shops). At Montpezat-d’Agenais (3km) basic shops and facilities, and a tennis court can be found, and there is a supermarket at Ste-Livrade (14km). The interesting towns of Villeneuve-sur-Lot (24km) and Agen (26km) are within easy reach as are the many bastide villages of the Lot-et-Garonne. River sports (canoeing, kayaking, pedoloes, boat hire) are possible on the River Lot at Casseneuil (20km) and Villeneuve-sur-Lot. Bike hire is possible in Agen (26km) and horse riding at Lacépède (9km). There is a good selection of golf courses within 33km of the house.
The property enjoys panoramic views of its own vast grounds (80 hectares of meadows with ponds and cows) and of rolling countryside beyond. The swimming pool is heated to 25°C free of charge, weather permitting (high season only). There is a charge payable for the pool to be heated before 15/05 and after 15/09.There is a changing room by the pool.
The caretakers (a Belgian couple) look after the house and grounds. They occupy a house on the grounds separated by a hedge from the main garden. Access to their house is via an independent drive.
The entrance is via the large very well-equipped kitchen which opens onto a large hallway to three separate living areas, both stylish and very tastefully decorated with beautiful antiques. There is also a separate wc on the ground floor.
A large landing on the first floor accommodates a billiard table. There are three separate sleeping areas on this floor. One consists of a bathroom followed by a suite including a double bedroom, a dressing room, a shower room and a separate wc. Another is a few steps down from the landing and consists of a twin bedroom, a bedroom with one set of bunk beds, a shower room and a separate wc – a good area for children. The third area contains a study with a double sofabed, a double bedroom with an en suite shower room, a twin bedroom with an en suite bathroom, two twin bedrooms with en suite shower rooms, and a separate wc.
