Tucked away in beautiful countryside this early 18^th century stone house has been renovated to a high standard. The closest shops (bakery/grocers) are in the village of Laugnac (7km). There are two supermarkets 14km away at Ste-Livrade as well as a market on Fridays. All shops and services are available in Villeneuve-sur-Lot (16km), a charming town along the Lot River with a market on Saturdays and Tuesdays.

The property is well located for discovering many bastide villages, and the châteaux of the southern Dordogne are within easy reach. The area enjoys evening farmers’ markets in the summer. Bike hire, canoeing and pedaloes are available near Prayssas at Le Lac de Néguenou (9.5km). Horse riding is possible in Prayssas, tennis courts can be found in Montpezat (9.5km) and an 18 hole golf course at Castelnaud-de-Gratecambe (29km).

 

The property is set in quiet extensive grounds with a large park and lawns at the back of the house next to the pool, and a beautifully maintained garden below the house. A lovely covered terrace off the kitchen enjoys beautiful far-reaching views. A balcony runs the length of the back of the house. There is a pool house with a fridge and a sink ,and a terrace with a barbecue area between the main house and the annexe. There is a charge of 120 Euros per week to heat the pool to 25°C, weather permitting. This is payable locally.

The main house has been very tastefully and comfortably furnished and is extremely spacious. The main door opens onto a large open plan room with a living area at one end, and a dining room and kitchen at the other opening onto a TV/sitting room. Also on the ground floor are a twin bedroom with doors to a courtyard, a shower room with a wc, a separate wc, two double bedrooms which share a bathroom with a separate shower unit and a wc, and a large sitting/games room which opens onto a large terrace at the back of the house.

 

On the first floor of the main house are a double bedroom with an en suite shower room with a wc, a bedroom with one set of bunk beds, a dormitory with four single beds and a bathroom with a wc.
