It was love at first sight for the new owners, the estate agent and myself. The grounds are very beautiful and the surrounding countryside hasn't changed for hundreds of years.

This is an exceptional property built in 1810 and set in beautiful peaceful countryside in the northern part of the Gers, 7km from the lively hilltop village of Lectoure which offers all shops and services, good restaurants, bicycle hire and a Friday market. There are tennis courts at Lagarde-Fimarcon (1km) and in Fleurance as well as Tuesday and Saturday markets (15km). To the east is the small town of Condom (20km) with its impressive cathedral, many restaurants, horse riding and Wednesday, Saturday and Sunday markets. Agen is 35km to the north and Auch is 42km to the south with a market on Thursday and Saturday, a large cathedral famous for its stunning interior, and an attractive old part busy with shops, cafés and very good restaurants. There are a leisure lake, Lac des trois Vallées, for swimming, canoeing and fishing 10km away and a 9 hole golf course at Fleurance and 18 hole courses at Auch and Eauze (49km).
The interior is very bright and extremely spacious; it has recently been redecorated in a sober and attractive mixture of modern and rustic styles. Entry is via a large hallway straight through to the living room which opens out onto the Italian-style terrace.
To the left of the hallway is a dining room, a kitchen with an adjoining breakfast area and a large fireplace, a separate wc, and stairs leading up to the first floor. To the right of the hallway is a sitting room with a TV, and other rooms which are not in use but left open.
On the first floor are a double bedroom with an en suite bathroom with a wc, a double bedroom with an en suite shower room with a wc, a suite with a double bedroom, an area with fitness equipment and an en suite shower room with a wc, a single bedroom for a child, a twin bedroom, a bedroom with a pair of bunk beds, and a bathroom with a wc.
From the ground floor a flight of old stone steps leads down to the laundry area and to a games room with table tennis.
