Location

This modern villa, built in the late '70s in Spanish style, offers total peace and tranquillity, and enjoys a beautiful setting surrounded by oak trees on a high hilltop, with spectacular panoramic views over the foothills of the Pyrénées right up to the Pyrénées Orientales. It is 3km from the small village of Roullens, with the nearest shops and bakery to be found in Preixan (6.5km). All shops, supermarkets and services, as well as good restaurants and a market three times weekly can be found at Carcassonne (14km). Limoux (20km) has a market on Fridays and is noted for its local sparkling white wine, "Blanquette de Limoux". The local wine region is La Malpère.

There is a riding stable at Montclar (4km), an 18 hole golf course at Carcassonne, and swimming and other sports possible on the river at Pomas (7km) or on the sandy beaches at Gruissan, a 45 minutes' drive away. The Spanish border and the Pyrénées are 90 minutes to the south.

Exterior

The views from the terrace are quite extraordinary and the surrounding 17 hectares of private grounds are also very beautiful; walks can be taken from the property. There is a low bench along the length of the upper terrace - care must be taken with small children. The large swimming pool is set in a broad south-facing terrace with a pergola. A summer kitchen to the side of the house features a built-in barbecue, a pizza oven, a cooker and a refrigerator. There is a private hard-surface tennis court (to be resurfaced in spring 2006) and a small terraced garden.

Interior

The furnishings are modern and comfortable, and the kitchen and bathroom areas modern and well-equipped. The large open plan living/dining/kitchen area has a fireplace, a baby grand piano and large bay windows looking out onto the mountains. Also on the ground floor are a shower room and a separate wc. On the first floor are a double bedroom with an adjacent bathroom and a separate wc, all forming a suite, and a twin bedroom with an en suite shower room. External stairs lead up to another twin bedroom which has an en suite shower room with a wc.

Care must be taken with small children due to the many levels and steps in the villa.
