Location

Located on the banks of the Lot River, this beautifully restored farmhouse is 2km from the small village of Fongrave which offers a grocery store, a café, and a restaurant, and has a cycling circuit. All shops and services, a Wednesday market, tennis courts and river swimming can be found at Castelmoron-sur-Lot (2km). Canoeing and small boats can be hired at a leisure centre on the opposite bank to the property. Fishing is possible on site. There is a Friday market at Ste-Livrade-sur-Lot (9km) as well as horse riding. The 12th century bastide market town of Villeneuve-sur-Lot is 14km away. There is a cycling route covering 80km along the banks of the Lot from Aiguillon to Fumel. Lougratte (30km) has a good leisure lake with many water sports. There are a 9 hole golf course at Tombeboeuf (18km) and an 18 hole course at Castelnaud-de-Gratecambe (25km).

Exterior

There are two covered terraces for outdoor dining; one large covered terrace at the side of the house and another smaller one at the back overlooking the river. The 5000sqm garden is well maintained and is enclosed on three sides; the fourth side is along the river. There is some noise from the leisure centre across the river (canoeing and small row boats) but the activities are only in view from the river's edge.

Interior

This is a charming and authentic restoration with all accommodation on one level. The furnishings are very tasteful and blend in well with the many original features. The main entrance is via the large covered terrace into a pretty entrance which leads to a large living/dining room. There are a well-equipped and attractive kitchen, a separate sitting/TV room and two separate wcs. One double bedroom has an en suite bathroom with a wc, another has an en suite shower room with a wc. Both twin bedrooms have an en suite shower room with a wc, with one specially designed for wheelchair access (with access also to the pool area to one side of the house).
