Location

The panoramic views from this unusual property complement its attractive architecture dating back to the early 18th century and the quality of the restoration. Located just 10km from the busy town of Agen, between Bordeaux and Toulouse, it enjoys the proximity of lovely hilltop villages such as Puymirol (8km - with the most famous restaurant of the region) and Beauville (20km). The closest shops and services are at La Fox (5km) and there is a supermarket 6km away at Bon-Encontre. The little village of St Jean-de-Thurac (1.5km) has a tennis court; there is horse riding and a 9 hole golf course at Bon-Encontre (6km), bicycle hire at Agen, and a leisure Lake at Boë (10km).

Exterior

Set at the top of a hill in a large enclosed garden within spacious grounds of 5000sqm consisting of fields and a small wood, the property boasts a large swimming pool shaped as a figure eight. The caretakers occupy a small house at the entrance to the property.

Interior

The interior is very pleasant and spacious, with an unusual courtyard leading to a large open-plan ground floor, with a sitting/TV corner, a living area, an interior garden and a large dining area with french doors opening onto a spacious covered terrace which enjoys wonderful views. A well-equipped kitchen opens onto the dining area. Also on the ground floor are a bedroom with one double bed and one single bed and an en suite bathroom with a wc, and a separate wc.

On the first floor are all the other bedrooms and bathrooms; the master double bedroom (two single beds together) has an en suite bathroom with a separate shower and a wc and a private terrace/solarium; another double bedroom has a comfortable double sofabed and a window overlooking the large open staircase but no window to the exterior.
