Location |
A truly peaceful retreat in a picturesque setting, this attractive stone house with certain parts dating back to the 15th century, has been beautifully restored with the most authentic materials. The property is located at the foot of Montagnac-sur-Auvignon (3km), a lovely hilltop village with a bakery and a small supermarket.
The beautiful town of Nérac (8km) has all shops and services, a very good market on Saturday mornings, public tennis courts and many restaurants; it is worth visiting the Château of Henri IV and hiring a boat along the Baïze River. The larger town of Agen (18km) offers all facilities, as well as horse riding and bicycle hire. There are golf courses within 10km, and there is fishing possible close by. Wonderful walks can be taken from the house. |

Exterior |
| Situated in an idyllic valley, the property is isolated and bordered by an ancient oak forest and the River Auvignon (care must be taken with small children as the banks are very steep). It is surrounded by 30 acres of woodland and fields. A country lane runs at the bottom of the property; it is used by a local farmer and walkers. The swimming pool is located 50m above the house up a steep set of wide stone steps, and enjoys splendid views of the Auvignon Valley. The tennis court can be floodlit. |

Interior |
The interior has been decorated and furnished to a high standard. The living/dining room and the kitchen both open onto a beautiful stone-tiled terrace; also on the ground floor are a bedroom with 3 single beds, a double bedroom and a bathroom with a wc. The sitting room is located on an attractive mezzanine overlooking the dining area. The other bedrooms and a shower room with a wc are on the first floor. The house accommodates two families very well; there are two sets of bedrooms, each with an adjacent bathroom or shower room, at different ends of the house.
Occupancy is limited to 10 persons. |
