Location

Located on the edge of a small hamlet at the heart of the Ardèche and very close to Provence, this 17th century manor house has been in the owner's family for generations. It boasts wonderful views of the surrounding countryside and woodland towards the foothills of the Parc National des Cévennes. The house is off a little road which leads to miles of hiking (or riding or biking) paths through fields or wild box trees, pine and chestnut forests, vineyards and groves, with unimpeded views of hills and mountains.

Local wines used to be unassuming. They now enjoy a very respectable ranking. The vintages are the same as the Côte du Rhône, and there are wonderful Domaines nearby for wine-tasting. The local Cave Coopérative of Lablachère sells good inexpensive wines.

Shopping facilities and weekly markets can be found at Lablachère (6.5km), Joyeuse (10km) and Les Vans (16km). The market town of Alès is 44km away. River fishing and swimming are possible at Maisonneuve (3.5km). Montélimar is 67km away and Nîmes, Orange and Avignon are under 100km.

Exterior

The house is surrounded by high stone walls and outbuildings which enclose the 2000sqm well-tended garden spread over three sides of the house. The fourth side abuts a quiet neighbour's house. The outbuildings were originally used at different times to distill lavender, process grapes and breed silk worms. The swimming pool has a lawned border surrounded by mature trees. The pool house is very pleasant in the summer for outdoor dining. There is an area in the garden for playing pétanque.

Interior

The interior is very comfortably and charmingly decorated in typical French country style with antiques and period furniture. The owner is an art consultant and has gathered much beautiful artwork and sculptures over the years. On the ground floor are a study with a single sofabed, a dining room with a huge fireplace, an adjoining spacious and well-equipped kitchen, a small drawing room and a large living room (the grand piano is not tuned regularly). The living room opens onto a spacious terrace with a built-in barbecue and cooking facilities for outdoor dining. An interior patio separates a bedroom with a small double bed from a bathroom with a wc. A double bedroom and a separate wc are also on this floor.

A spiral staircase leads to the other bedrooms on the first floor. One double bedroom has an en suite shower room with a wc, and one twin bedroom has an en suite bathroom with a wc. A further twin (for children) and a double bedroom share a bathroom with a wc.
